This villa is unavailable for commercial rentals and only available by personal invitation of the owner.
This ancient Italian Estate is a hamlet development comprising four beautifully-renovated stone villas, sleeping 24 at full capacity. Villas can be rented separately, but are more typically utilised as a single venue for weddings, corporate gatherings, or exclusive extended-family holidays.
Set in 7 hectares of exquisite Umbrian countryside, Villa Carmina is offered with an extensive list of facilities including commercial grade fitness center, sauna, steam room, small dance studio, 25m outdoor swimming pool, two jacuzzis, indoor and outdoor kitchens, extensive wine cellar, games room, outdoor movie theatre and amphitheatre, tennis court, formal gardens, children’s playground, trampoline, adult adventure assault course, ornamental lakes, olive groves and manicured lawns. Villa Carmina is ideally located less than two hours from Rome and Florence and a mere 45-minute drive from Perugia airport.
Wifi, Apple TV, Netflix and satellite TV are available throughout the property.
Principal House
This, as the name suggests, is the primary residence, containing four bedrooms. The first floor accommodation level comprises two master bedrooms featuring king-sized beds with ensuite bathrooms, walk-in closets and great views out over Todi and a further twin-bed room with ensuite and a shower-bath).
This house has a full kitchen with breakfast table and contains fridge-freezer (integral ice/cold-water machine in fridge), gas-hob, electric multifunction oven, microwave and all cooking and eating utensils needed to prepare full meals. The lounge and dining-room are both beautifully decorated and are great places to entertain, or just relax away from the crowd. There is a separate toilet/washroom off the ground floor hallway as well as an additional bedroom for au pairs / travelling domestic staff and fully equipped laundry for guest use.

Tower House
This three-storey, three-bed house sits between olive groves on one side and a beautiful formal garden on the other. The ground floor comprises a living room /dining room area, fully-equipped kitchen and guest WC.
The king bed master bedroom with ensuite sits atop the tower on the second floor and enjoys spectacular views across the Valley. A further queen bed with ensuite bathroom and spacious private roof terrace lies on the first floor with a kids bedroom on the mezzanine level.
Adjoining the Tower House and accessible both from within and externally, lies the fitness complex. This commercial grade facility contains 19 machines/stations, cardio equipment, free-weights, kettlebells and a full range of boxing & martial-arts equipment kit, aerobics and plyometric equipment. There is also a small yoga & aerobics/dance studio with barre bar and full-height mirror. Rounding off the complex is a sauna, steam room, shower room and separate toilet/washroom. The entire fitness area is for adults and correctly-supervised children only. No children under the age of 16 years are allowed to enter unsupervised and all usage and exercise is undertaken at guests own risk.

Tower House
Limonaia
During the day and early evening, Limonaia often serves as the hub of the entire resort. The main dining room which can seat 20+ people, chef’s kitchen, extensive wine cellar and games room/lounge are all housed here. This single-storey villa has magnificent views out over the main pond. The games room contains a large TV, Guest computer and printer, pool table, fuss-ball table, board games and a selection of children's toys.
For those bringing plenty of children-and-their-friends, or groups of friends who don’t mind sharing, the ‘Bunk Room’ offers six queen size beds in a very cool, fun, bunk-bed configuration. The Bunk Room has an internal ensuite shower and WC and extra WC attached. A king bedroom with ensuite rounds out the accommodation.
External terraces with coffee tables, loungers and private jacuzzi, courtyards and small lawned area complete the Limonaia building.

Casaletto is an ideal spot for two couples, or single family with children. This single-storey villa has two double bedrooms, with en-suite bathrooms, each containing a rainfall shower.
The lounge has comfortable seating in the main area and two daybeds secluded off to one side, with access to a small private terrace.
It also benefits from a shaded, covered patio at the entrance to the villa, which serves as a cool and relaxing spot out of the midday sun and for evening cocktails.

Food & Drink
Todi has numerous restaurants serving a range of excellent cuisine, the villa staff will be happy to make recommendations. Just a few hundred metres down the road in Fiore, you have one of the regions best pizza restaurants, Rosa Dei Venti. It is very popular with locals and tourists alike and also does great steaks and Umbrian meat dishes. Arguably the best cuisine locally and certainly with the best view is at Relais Tondini about 10-15 minutes drive away. Best to make a reservation and go for sunset drinks followed by dinner. The heart shaped ravioli is amazing!! In August Hotel Bramante in Todi often has evening BBQ/dinners served around their beautiful pool with live music to enjoy.

Outdoor Activities
The surrounding countryside offers the opportunity to explore an area of outstanding natural beauty either on foot over the many hiking and walking trails or on bikes, which are provided at the property. In the local towns, Todi in particular, there is plenty of sightseeing amongst the ancient palazzos and Cathedrals, as well as a variety of shops for some retail therapy. Not too far away there are a couple of large pleasure lakes where a variety of water sports are offered from paddle boarding to water skiing. Please contact the villa staff for further information.
